This tactile experience adds a unique, personal touch to the design process, making it truly tailored to your preferences.

Step 5: Sending Plans to Engineering

Months of planning have produced comprehensive blueprints for construction. Our engineering team ensures structural integrity, focusing on load-bearing elements, material selection, and safety standards. Using advanced software, they simulate scenarios to address potential challenges, ensuring a resilient, safe building. Constant communication between architects, designers, and engineers maintains and enhances the design's feasibility. Step 6: Confirm and Finalize all Design Specs and Details

Every Friday, you'll receive updates and snapshots of the progress, keeping you informed and involved. We invite you to a groundbreaking ceremony at your lot. While optional, it’s a great chance to capture the moment and reflect on how far you’ve come.

Step 8: Foundation & Framing

This week, we're spotlighting framing, a crucial stage in construction where the home's structure takes shape. Our coastal region's upgraded building standards meet strict engineering tests, ensuring durability against potential threats. Personally, I find this stage particularly satisfying—seeing the home’s skeleton come to life is truly remarkable. We build to a predetermined standard outlined by "Fortified", this alone can save you on yearly costs with insurance.

Step 9 : MEP ( Mechanical, Electrical, Plumbing)

These systems are essential for a building's functionality, but proper execution is crucial to avoid long-term issues.

Here's how we ensure excellence:

  • Planning is Key: Meticulous planning and coordination between MEP teams optimize efficiency.

  • Precision is Paramount: Every component should be installed with care, adhering to industry standards and codes.

  • Future-Proofing: Design with flexibility to accommodate future upgrades.

  • Quality Materials: Invest in durable, high-quality components to avoid costly repairs.

  • Inspection and Compliance: Ensure all rough-ins meet building codes and undergo thorough inspections.

Step 10: Inspections

Quality and integrity at every stage are crucial, which is why we start with our own pre-inspections. From the foundation to the finishing touches, our team meticulously checks every detail to ensure it meets our high standards. We also engage third-party inspectors for impartial assessments, verifying that our work meets regulatory requirements and industry best practices. This dual approach ensures the highest standards of quality and compliance. We stay updated on industry standards through regular training, open communication with regulatory bodies, and ongoing engagement with industry associations. This commitment reflects our dedication to delivering homes that exceed expectations. Step 11: Personal Tour and Client Inspection Before Insulation Begins

This step allows you to see inside your walls, ensuring a clean environment free from construction waste and dust.

This walk-through not only provides peace of mind but also helps prevent future issues. It’s a great opportunity to learn about the construction aspects of your home build.

Step 12: Insulation

Insulation acts like a cozy blanket for your building, keeping it warm in winter and cool in summer. It also dampens sound, improves indoor air quality, and helps prevent moisture buildup, enhancing structural integrity. With a variety of materials to choose from, like fiberglass batts and spray foam, you can select based on your needs and budget.

Step 13: Drywall

The vision for your home is really coming together!

Drywall is key to creating smooth, finished walls and ceilings. Here’s a quick guide to the finishes:

  • Smooth Finish: Offers a sleek, modern look, ideal for painting or wallpapering. Achieved with meticulous joint compound application and sanding.

  • Textured Finish: Adds depth and character with options like knockdown, orange peel, or popcorn, hiding imperfections and adding style.

  • Venetian Plaster: Provides a luxurious, marble-like effect with multiple layers of plaster, creating an elegant, durable finish.

  • Drywall Sheetrock: A cost-effective and easy-to-install option available in various thicknesses for soundproofing and fire resistance.

  • Greenboard and Blueboard: Moisture-resistant options for humid areas like bathrooms and kitchens, helping to prevent mold and mildew.

Step 14: Tiling

Tiling adds luxury and sophistication, transforming showers into spa-like retreats and kitchens with stylish backsplashes. Beyond its visual appeal, tiling offers practical benefits. It provides a durable, waterproof surface in showers that’s easy to clean, and backsplashes protect kitchen walls while adding charm. With endless design possibilities, from classic subway tiles to bold patterns, you can express your unique style. Tiling is also an investment in your home’s value, enhancing its appeal and resale potential. Step 15 : Flooring

Choosing the right flooring is key to setting the perfect ambiance in each room. Here’s a quick guide to your options:

  • Hardwood Flooring: Adds timeless elegance and warmth with a luxurious look that suits both traditional and modern styles. Available in various wood species like oak and maple.

  • Laminate Flooring: Offers the look of hardwood or stone at a more affordable price. Durable and resistant to scratches and moisture, it's ideal for high-traffic areas.

  • Vinyl Flooring: Versatile and easy to maintain, vinyl comes in wood-look planks and tile patterns. Great for areas prone to spills or moisture.

  • Tile Flooring: Provides stunning visuals with options in ceramic, porcelain, or natural stone. Suitable for a range of styles from modern to rustic.

  • Carpet Flooring: Adds comfort and coziness to bedrooms and living spaces with various colors, textures, and patterns.

Step 16 : Trim Baseboard trim runs along the bottom of walls, covering the joint between wall and floor while adding decoration and protection. Crown molding is installed where walls meet the ceiling, creating a seamless transition and adding architectural interest with designs ranging from simple to intricate. Window and door casings frame these openings, providing a polished look and allowing for customization. Chair rail trim, placed at chair height, serves both decorative and protective purposes, shielding walls from furniture damage. Wainscoting involves applying decorative panels to the lower portion of walls, often complemented by chair rail and baseboard trim, for a classic and sophisticated appearance. Corner and edge trim covers transitions between surfaces, adding a smooth, finished look. Currently, wide baseboards with a seamless edge are popular, especially in coastal homes, blending modern flair with classic elegance. Step 17 : Paint

We’re nearing the finish line, and the next stage is all about adding the final touches with paint. This is where your vision comes to life, transforming your space with color, texture, and personality. Paint adds depth and dimension, allowing you to create a space that's uniquely yours, whether through accent walls, bold color combinations, or textured finishes. It’s your chance to reflect your style and bring your dream spaces closer to reality.

Step 18 : Final Inspection

We’re at the final inspection stage, involving both accredited professionals and our in-house team to ensure every detail meets our high standards. We check structural integrity, safety, and aesthetics, ensuring compliance with building codes. Our experts identify any issues, and our management team oversees coordination and resolves challenges. Inspections are conducted after each stage, like painting or trim, to ensure we don’t move forward until everything is right.

Step 19 : Final Clean

It’s where we put in all the elbow grease to make sure everything looks super sharp before we show it off to you. Polishing things up until they sparkle and shine, not missing a single spot from top to bottom. And hey, behind all this cleaning and polishing, there’s a whole lot of heart and hard work. We’ve poured our passion and expertise into every inch of this project, and we can’t wait to share it with you. So stay tuned, because soon enough, you’ll get to see the result of all this effort and creativity

Step 20: Your Walkthrough  Feel free to ask any questions you have about your new home. We're more than happy to provide detailed information and guidance on every aspect if you'd like. Once you're comfortable, we'll hand over the keys, and it's all yours. Typically, the homeowner's personal belongings aren't in yet at this stage. If you want to start a housewarming ritual, like having a picnic with takeout on the floor or throwing a dance party, it's entirely up to you. We just hope you have a fantastic time and fall in love with your new home! Congratulations once again, and we're thrilled to have been part of this journey with you.
